So you\’re wondering what the very best luxury Spanish Villas for sale in Marbella and what you should buy. Well it should come as no surprise to you your starting point should be location then location and after that Location. So what is the best location in Marbella how much do the very best villas cost?

The first part of the question is very easy to answer in that there are four addresses that stand head and shoulders above all overs in Marbella and they are the Golden Mile, Sierra Blanca, La Zagaleta and El Madronal. As for the second part of the question depending where you buy anywhere from 1.5 Million to 50 Million Euros depending which of the very best addresses you pick. The Golden Mile is in fact more like five kilometers which stretches from the copper tower in Marbella right up to Puerto Banus and everything beachside has a premium attached to it as you would expect for prime location property. The only problem with this area is that not very main prime location villas actually come to the market place.

Secondly Sierra Blanca the number one urbanization in Marbella and located just north of the Golden Mile is the choice of many famous people because of the high quality of the villas in the area, the stunning views over Africa and Marbella and most importantly its location being only 3 minutes\’ drive into the heart of the Golden Mile and the world famous Marbella club. Here Luxurious villas to die for start from around 4 Million Euros but the very best villas are to be found for between 10 and 20 Million Euros.

Thirdly you have the wonderful La Zagaleta Golf and Country Club situated some seven kilometers up the Ronda road just outside Marbella this urbanization has truly amazing views of Marbella, Africa and Gibraltar. La Zagaleta also has its own helipad and private golf course for its property owners. Villas here start from about 4 Million Euros to the mansion luxury estates that can go up to 50 Million Euros. The only drawback is that it is a good 20 minute drive into the heart of Marbella but if you can afford the Villa I am sure you can afford the driver.

Lastly you have El Madronal which is the other side of the Ronda Road to La Zagaleta and is a bit more sedate with the grounds being a nature reserve. Here property prices start from around 1.5 Million going up to 10 Million Euros for the mansion style Villas.

If you are looking to buy luxury villas for sale in Spain right now and especially Marbella villas then there are some wonderful properties on offer and still some great value to be had even in prime location areas if your prepared to use a bit of vision and recognise the fantastic opportunity that comes along.

This was illustrated to me by clients we took to view a villa in Nagueles some 400 meters from Sierra Blanca. The house in question was the a bank repossession and built 535 meters on a 1500 meter plot and could be bought for an amazing €1.26 Million Euros. Now a 1500 meter plot in Sierra Blanca without anything on it would cost you €1.3M Euros. So you can already see why I personally considered this to be the best deal since 2009.

However when we took so called deal hunters round to the property they came up with all sorts of spurious objections but the main one is that it didn’t have a full sea view. Now I have the perfect property in Sierra Blanca that had the sea view and is a similar size and that costs €2.45 Million so it really transpires that these so called bargain hunters are really looking for luxury Spanish Villas for sale in Marbella whilst trying to get the value of the deals being done in 2009 and it’s just not going to happen. This also illustrates another problem in that if the property had been in London the same people could well have bought the property without even viewing it but when it comes to Spain they let the luxury aspects of a great deal cloud their judgement.

So if you’re looking to buy luxury villas for sale in Spain you really need to work out if you’re looking for value or pure luxury.

The good news is that luxury Spanish villas for sale in Marbella are selling again and selling in good numbers without the same discount you see at the bottom end of the market.

Sales between €800,000 and €2.5 Million have drastically increased and it would be fair to say that when a Villa with real value comes to the market then there are buyers queuing up to buy at the right price.

Time will tell if this is a return to a market where real estate agents can start to exist again or just the last great units been taken from the market. I tend to take the more optimistic view when it comes to luxury Spanish villas for sale.
