2011 has been a brilliant year for luxury property in Spain and Marbella with sales being at the highest since the crash of 2008. Whilst sales we have seen a big downturn in activity for July the first six months of the years has seen a return to something like a normal Luxury property market here in Marbella.

One of  the biggest problem with the international property buyer here in Marbella has been the huge amounts of misinformation from the UK press regarding property discounts because no one has mentioned that prime location in Marbella is basically London prices. We have had clients quite taken a back as to how much everything costs but once everything has been explained these clients seem to be a lot more savvy and take everything onboard and the refocus before they buy but some come back a second time before actually buying a property here in Marbella.

So what has been selling this year? Primarily it’s been the luxury property between 2 and 3 Million with quite a few people spending more than they first envisaged. Sales have tended to be prime location in Marbella mainly in the Golden mile and beachside Los Monteros or alternatively some people have been buying luxury property that has represented so called better value for money in Benahavis but that obviously includes the wonderful La Zagaleta and El Madroñal.

So regarding the future for luxury property for sale in Spain

and Marbella I would say there is going to be a lull here until the end of August but in September I would expect to see sales starting to get back to the levels of the first 6 months of 2011.

So if you are new to buying luxury property in Spain and are concerned about the pitfall of buying in a foreign country then it makes sense to follow the five golden rules to buying safely in Spain. So what are these rule and how can they help the would be international property buyer in Spain?

To be fair they are pretty obvious and logical and are steps you would do at home but it just makes sense to protect yourself as best you can.

The first step is to find yourself a professional International real estate agent that you feel you can trust. Whilst this won’t fully protect you it will when used in conjunction with all the other steps I am going to tell you about. When you visit Spain you will meet people in Bars and Restaurants who profess to be real estate agents and get you the best ever deal. Would you engage with this person in your own country without checking them out first? Of course you wouldn’t and in a foreign country you should stick to a professional agent you can trust

The second again is most logical make sure you appoint a lawyer one that can demonstrate to you they have experience in dealing with International property buyers.

Thirdly make sure your lawyer isn’t acting for the seller as well as yourself, make sure your lawyer has no conflict of interest

Fourthly if you need a mortgage make sure you use a Spanish mortgage broker based in Spain and make sure they have consulted with you before agreeing to buy a property as you don’t want to put a reservation deposit down and then find you are not in a position to buy the property

Lastly make sure that any reservation deposit is left either with a professional international real estate agent or even better is place through your lawyers.  However when placed through the lawyers they will need to be experienced enough to give the correct undertakings that are acceptable to the owner.

A reservation deposit is your way of securing your property purchase. Once you have paid your security deposit  and it has been accepted by the vendor the sale can proceed and the vendor is duty bound to complete the sale with you

In conclusion these are all pretty straight forward logical steps to protect  yourself when you want to buy Spanish property but you will be amazed how many people don’t do this, so if you are new to buying property in Spain please follow them.

Good news for luxury property in Spain with sales in Marbella very much on the increase and at all different levels.

We are seeing real interest and sale for all type of luxury property especially high end Villas and frontline beach penthouse where sales well over €1Million Euros being the norm and some beach front villas in excess of .€5Million also selling. Obviously I am talking about the market as a whole and not just Sundream Estate but it’s good to see sales being the best that they have been since 2008.

What we have also started to see is a hardening of the line on price from vendors and developers who are less open to discounting than they were even three months ago. However this isn’t a major problem for Spanish luxury property because it was never hit as badly as the rest of the market even though people have some preconceptions about that.

All good news and it is most definitely luxury property sale that is leading the way in 2011.
