Whilst Marbella may be the jewel in the crown for luxury property in Costa del Sol it comes a poor second to Benahavis when it comes to building your dream Spanish property from scratch. On the face of it there seems to be no logical reason for it but further investigation proves the case for Benahavis.
There are three major reasons for Benahavis being a more attractive place to build with the first one being the amount of time it takes to get the relative planning licenses approved. In Spain before you can build a new house you need a building license and you then need a license of first occupation before you can inhabit the property? This is where the problems begin for Marbella mainly due to what has gone on in the past. Marbella has gone at great lengths to put its house in order since all the illegal buildings took place and to be fair they have put their house in order. Because Marbella want to make sure they don\’t make any mistakes in the future they are very reluctant to sign off on planning consents and therefore take over twice as long both on the granting of the planning license and the issuing of the first occupation license this in most cases means 6 month longer wait to move into your dream villa.
The second reason is that Benahavis is just so much more efficient in dealing with planning applications and because it doesn\’t have some of the old history associated with illegal planning it doesn\’t have issues in granting correct planning licenses and first occupation license. Benahavis in real terms is a very rich municipality and which is also a big bonus when it comes to local taxes and rubbish charges.
Thirdly Benahavis is home to two of the best addresses in Costa del Sol namely La Zagaleta and El Madronal where a 5 million Euro house is pretty much the norm and there are a substantial amount of homes and palaces over 20 million Euros and where you truly find luxury villas for sale in Spain
These factors all give villas for sale in Benahavis a huge advantage over Marbella villas when it comes to design and build bespoke villas and in reality it\’s the new build red tape that is harming Marbella and something they seriously need to address. If they don\’t they will continue to lose more and more business to Benahavis
