<p>With luxury Spanish property for sale on the increase in Marbella and Costa del Sol in the first 4 months of 2012 I thought it would be a good idea to have a look at where sales are taking place and the profiles of the different type of people buying property in this area right now and see what opportunities are out there for would be bargain hunters.</p>
<p>For the purpose of this article I will be looking at villas in excess of 1 Million Euros as the word luxury can be extremely subjective but the reality is more sales are being closed above this amount so what is the makeup of these buyers.</p>
<p>Well at the very high end it will probably not surprise you that Russians are making up a very large amount of the buyers and by this I means villas in excess of say 5 Million. There is also strong level of sales from UK buyers between 1 Million and 4 Million Euros. Dutch and Belgium buyers are also being very active at these price points.  However saying all of that it\&#8217;s the sales between one Million and two  Million Euros as to where the major activity lies and it\&#8217;s here where clients are still looking for absolute bargains with some being realistic about what a good deal is and some unfortunately not being realistic.</p>
<p>So with some good opportunities still be had with <a href="http://www.sundream-estate.com/">Luxury Spanish property for sale</a> at present what is being realistic and what is being in cloud cuckoo land? The people who are striking deals are buyers with an investors mindset. These people are looking to buy villas below replacement value. A Good example of this was a recent villa bought for 1.8 Million euros which was 700 meters built when you add back the cost of construction and value of the plot the total cost to have that villa finished to the same standard would have come out at 2.2 to 2.4 Million Euros. So this client bought 25below replacement value because he was a cash buyer and didn\&#8217;t have to wait two years to build his own house. However there are still some buyers looking to buy at 50below replacement value and that is just not being realistic and I would say 25below replacement value is the very best you could achieve in this market. More importantly if you could achieve 10or more below replacement value then you have had a great result in my opinion.</p>
<p>Where are the best areas to achieve these discounts? I would say it is almost impossible to achieve it in the prime location areas of Marbella and Puerto Banus but <a href="http://www.sundream-estate.com/benahavis-property.htm">property for sale in Benahavis</a> offers some great opportunities especially in the one Million to two Million Euro bracket.</p>
<p>So in conclusion there are still some good opportunities to be had but not nearly as many as there used to be but between one million and two million Euros is where the best opportunities lie for luxury Spanish property for sale</p>

There are even ponies for children. There is an indoor pistol range and a clay pigeon range, several tennis courts and fly-fishing lakes. Perhaps the most valuable facility for Villa owners is total privacy &#8211; and this 2,000 acre enclave, is cloaked in discretion. The estate has only two entrances, both manned by armed security guards. This is an effective deterrent against all unwanted guests including estate agents with 10-metre green buffer zones between plots and with such enviable security and services there is no shortage of buyers. These are no mere villas; they are palaces with guest houses, six-car garages, swimming pools, and servants quarters. Saunas and gymnasiums are on a par with the best leisure centers and when a home is described as having a stunning view they are referring to the green quilted valley that tumbles southerly down into the Mediterranean and Africa beyond.</p>

<p>So you\&#8217;re wondering what the very best luxury Spanish Villas for sale in Marbella and what you should buy. Well it should come as no surprise to you your starting point should be location then location and after that Location. So what is the best location in Marbella how much do the very best villas cost?</p>
<p>The first part of the question is very easy to answer in that there are four addresses that stand head and shoulders above all overs in Marbella and they are the Golden Mile, Sierra Blanca, La Zagaleta and El Madronal. As for the second part of the question depending where you buy anywhere from 1.5 Million to 50 Million Euros depending which of the very best addresses you pick. I thought it would be a good idea to give you a brief guide to each location to help you make the choice that suits you best.</p>
<p>Firstly <a href="http://www.sundream-estate.com/golden-mile-property.htm">property for sale in the Golden Mile</a> beachside is probably the best address for out and out location here you would expect to pay between 10 and 20 Million Euros but you would expect to be frontline beach in the most expensive piece of real estate in Marbella and probably Europe. The Golden Mile is in fact more like five kilometers which stretches from the copper tower in Marbella right up to Puerto Banus and everything beachside has a premium attached to it as you would expect for prime location property. The only problem with this area is that not very main prime location villas actually come to the market place.</p>
<p>Secondly Sierra Blanca the number one urbanization in Marbella and located just north of the Golden Mile is the choice of many famous people because of the high quality of the villas in the area, the stunning views over Africa and Marbella and most importantly its location being only 3 minutes\&#8217; drive into the heart of the Golden Mile and the world famous Marbella club. Here Luxurious villas to die for start from around 4 Million Euros but the very best villas are to be found for between 10 and 20 Million Euros.</p>
<p>Thirdly you have the wonderful La Zagaleta Golf and Country Club situated some seven kilometers up the Ronda road just outside Marbella this urbanization has truly amazing views of Marbella, Africa and Gibraltar. La Zagaleta also has its own helipad and private golf course for its property owners. Villas here start from about 4 Million Euros to the mansion luxury estates that can go up to 50 Million Euros. The only drawback is that it is a good 20 minute drive into the heart of Marbella but if you can afford the Villa I am sure you can afford the driver.</p>
<p>Lastly you have El Madronal which is the other side of the Ronda Road to La Zagaleta and is a bit more sedate with the grounds being a nature reserve.  Here property prices start from around 1.5 Million going up to 10 Million Euros for the mansion style Villas.</p>

<p>Obviously we only see what we see but this week we have had very serious enquiries from 1 Million Euros to 20 Million Euros and probably the most enquiries we have ever had in one week. The interesting thing is the clients seems to be very serious asking all the right questions. Time will tell how serious they are but it is looking very promising.</p>
<p>From the beginning of 2012 our luxury property enquiries are still very much on the increase. However we only see it through our own eyes so to speak and being ranked number one for Marbella property by Google does give us a big advantage over our competitors.</p>
<p>Our clients are so much more aware of the market this year and actually appreciate that properties over 800,000 Euros don’t have 50% discount. Whilst they are still looking for value the price isn’t the number one factor, it really is about the property and if it is what they want and are happy to pay a little bit more to get the perfect property.</p>
<p>So in answer to the question I would say things look very positive but it’s still a little early to tell. However the signs are that the Luxury <a title="Property in spain " href="http://www.sundream-estate.com/">property in Spain for sale</a> market is getting back to what it was before the recession.</p>

<p>One of the major issues for those buyers looking at luxury <a title="property in spain for sale" href="http://www.sundream-estate.com/">Spanish property for sale</a> in Marbella is that not enough modern houses and villas exist in the modern design that a lot of buyers crave leaving the only real solution to build your own Luxury Villa with some of the pitfalls that entails.</p>
<p>Having built my own house when I came here to Spain in 2002 I am probably better placed than most to give advice. My first piece advice is very simple do what I say and not what I did. That’s the great thing about somebody else’s experiences in that you can choose to learn from them or make the same ones yourself. Whilst the tips I give her are pretty obvious if you can adhere to them, then I think they will stand you in good stead when you come to build your own home.</p>
<p><strong><span style="text-decoration: underline;">Tip 1, Get Proof that your Builder and Architect know what they are doing</span></strong></p>
<p>Make sure that you see proof of previous delivery from the Developer or Builder and Architect. By this have a look at projects they have done in the past and if these were delivered on time. No point getting a builder who hasn’t built something similar to what you want previously because basically he will be learning from your money and project.</p>
<p><strong><span style="text-decoration: underline;">Tip 2, The Cheapest Building Quotation can Be The Most Expensive</span></strong></p>
<p>Once your building project has been approved by the Architects College in Malaga you will then start the process of putting your villa project out to tender and deciding which builder to use based on the plans and costs built into the project by your architect.  You need to bear in mind that the so called cheapest quote may not be that at all. You should base your choice of builder on reputation and a proven track record of delivering on time and on budget.</p>
<p><strong><span style="text-decoration: underline;">Tip 3, Make Sure Your Tender Has Everything You Want Included</span></strong></p>
<p>This is very important because the so called upgrade or extras you put onto a house in the middle of building will cost you more as extras than they would have had you budgeted for them at the start of the budget. Put very simply if your tender allows 20 Euros per square meter for tiles and you change your mind on the tiles to ones that are 40 Euros a square meter you will have to pay the difference and some additional charges. So it’s best to have those eventualities covered upfront by making sure your tender is realistic to your needs.</p>
<p><strong><span style="text-decoration: underline;">Tip 4, The Most Expensive Quote Might Be The Most Economic.</span></strong></p>
<p>The reverse of tip 2 but the safest way to build your dream villa in Spain is a bespoke turnkey villa where you have a guaranteed price set at the outset.  This way you know your outlay before you start and what you budget for is what you get. Now on the face of it you may do your math’s and say if I find the plot and build the property myself it will be cheaper than going to builder with a guaranteed price. However my house was way over budget and I don’t know of anyone who has gone it alone who has built their house on budget and in reality it ends up being more expensive than if you had built it yourself.</p>
<p><strong><span style="text-decoration: underline;">Tip 5, Choose Your Plot Carefully</span></strong></p>
<p>Just remember your villa will cost the same to build whether it’s inland in a beautiful rural area or whether its frontline beach in Puerto Banus. However the end value is going to differ considerably depending where you build. So it’s very important to make sure you buy a plot in a desirable area. I should have built my villa in Marbella and not Alhaurin El Grande. If I had spent more money on the plot it would have been worth much more. It goes without saying that property for sale in Puerto Banus is going to sell for much more than inland Spain</p>

<p>First of all it’s important to define the Marbella area which really stretches from Cabopino to Guadalmina and includes towns such as Elviria, El Rosario, Puerto Banus, San Pedro, Nueva Andalucía and Marbella itself.</p>

Here you will find the most beautiful homes right up to over 20 million Euros. <p>I thought we would put the categories into 3 categories up to 500,000 Euros, Then up to a Million Euros then over 1 Million Euros.</p>
<p>UP TO 500,000 EUROS</p>
<p>Realistically here we are looking at two major areas with the Port of Puerto Banus and the more beachside residential developments not based in the port itself</p>
<p>If we look at the port here we have a great bargain that is second line for 320,000 Euros and after this is sold you would expect to pay 450,000 for this type of property. However to live in the port itself will only benefit a few of those who want to be in the heat of the action or are looking for great holiday rental investment income.</p>
<p>Secondly you can buy into beachside apartments from as little as 255,000 Euros. The only problem with this development is that it doesn’t have the facilities you would expect for this location but if you go up to 450,000 then <a title="Puerto banus Luxury apartments" href="http://www.sundream-estate.com/2009-banus-beach-gardens.html">luxury apartments in Puerto Banus</a> are best illustrated by Banus Beach Gardens with up to  50% discount with pure luxury and fantastic onsite facilities currently the best deal in Marbella in our opinion</p>
<p>500,000 to 1 MILLION EUROS</p>
<p>Here you will find fantastic development such as Embrujo Banus and the true luxury development that is Bahia de Banus where you can buy for as little as 600,000 Euros. These apartments are huge with build sizes well over 150 meters plus and are of a superb quality and should be on your shopping list if you’re looking at this price point.</p>
<p>Around the 1 Million mark we have some villas second line beach that offer excellent value.</p>
<p>OVER 1 MILLION EUROS.</p>
<p>Here the world is your oyster with luxury developments such as Malibu. Laguna de Banus and Oasis de Banus where you can spend up to 5 Million Euros for a penthouse. You can also buy luxurious villas beachside from 1.5 Million through to 25 Million Euros.</p>
<p>Puerto Banus property for sale really does have everything you could ever want if your budget that stretches into these categories.</p>
